
TRUSTEES REPORT:
VAN: The Board recently purchased a 2011 Ford E-350, 12 passenger van, still under the original warranty. This is a purchase the trustees have been considering for some time as we evaluated the useful life of our current vans. We are fortunate to have received a donation specifically earmarked for this, in addition to monies set aside on a monthly basis from our General Fund, and contributions from the Bradley Center.
On the new (white) van, we added running boards, a grab-bar to assist getting in and out, a child alarm and an extended warranty. On the older (burgundy) van, we are doing some rust repair, a patial repainting and a thorough cleaning. The oldest blue van will be donated to a Lutheran African Immigrant Mission Outreach Mission downtown Milwaukee. With these actions, we should have a good pair of vans, able to meet our needs for many years.
The new van, with prior approval, can be used by all St. John groups for any event that requires transportation needs. There are procedures and paperwork that will need to be followed by all van drivers. Please contact a trustee for further information on useage.
Parsonage: The parsonage renovation is underway. The work to be done includes a full renovation of both bathrooms, the kitchen and main hallways. The renovation includes new wiring, plumbing, insulation, flooring, walls, cabinets, some appliances, painting, some tiling and redoing most of the woodwork in the house. During the initial phase of renovation, we found broken pipes, outdated electrical service, water damaged woodwork, poor insulation, outdated plumbing and deteriorated flooring.
Through Church Council foresight, St. John has been putting money aside for this project for years, so that funds are available for this work. We have purchased most of the material needed, and have been able to take advantage of sales and rebates.
Although some parts of the project will be done by contractors to ensure code requirements, there will be opportunities for members to get involved. A work schedule will be posted on the website that will include Thursday evenings and some Saturdays.
Flooring: Over the winter break, most of the flooring throughout the church was cleaned. This is always a challenging project as it requires moving everything! The floors look great! Thanks to all those that helped on this giant project!
Lights: We’ve got many burned out bulbs, but replacing them requires a ladder and 2 people. We’re looking for volunteers to help. Please contact a trustee if you are willing.
Future needs: The roof on our Christian Education wing is going to need maintenance or replacement within a few years. While continuing a regular maintenance schedule, we’ve got to plan ahead for this very major project.
The church garage needs attention. If anyone is able to install a new service door and new trim work around the doors - we need your help. Also we’ve lost some roof shingles.
There are new federal requirements on fluorescent lighting - this means we may need to replace part or all of the lighting in our daycare, classrooms, the carpeted basement and the hallways. We currently collecting quotes for the needed updating.
The east entrance steps to the daycare are crumbling and the metal is beginning to deteriorate. We are researching options for repair or replacement.
The church parking lot has not been resealed and repainted for a number of years and will need to addressed in the near term.
The cross light on our steeple has been out, but we need a lift truck to evaluate and fix the problem. We are “on the list” of the repair company.
The exit signs have bulbs that burn out frequently, with (old) brittle plastic that often falls apart in the bulb replacement process. We are looking into replacing or updating these exit signs with LED bulbs to save on maintenance and electricity, but this requires a larger initial investment.
The Board of Trustees meets monthly, usually on the second Tuesday of the month. There are many challenges to maintaining our facility, but none are taken lightly.
